Plumbing Vent Boot Leaks on NH Roofs

· New Hampshire exteriors

The rubber collar around a plumbing vent hardens and cracks in sun and cold. It is a small part that causes outsized interior stains.

Symptoms

  • Stain on the ceiling near a bathroom or kitchen stack
  • Wet insulation around a vent pipe in the attic
  • Visible cracked or split rubber boot from the ground with binoculars
  • Drips only during rain or heavy melt

Fix options

Replace the boot with a quality collar and proper flashing integration. Some systems use all-metal flashings.

On a full reroof we replace every boot — reusing cracked rubber is a false savings.

Not always the boot

Condensation on cold vent pipes can mimic a leak. We check both sides before writing the scope.

Bring photos of the stain and the roof penetration if you can capture them safely.
